EDAD is trained in classical and modern styles. An education crossing from a practical function based study to a theoretical basis provides the client a breadth of knowledge, experience and philosophies. Traditional training offers a strong sense of historical style and an understanding of proportions needed to reproduce authentic looks while utilizing modern materials. We have more than 15 years of practice in a variety of coastal climates, including tropical, which lends ourselves to creating the perfect environment. In addition, we specialize in using the latest CADD technology to produce the highest-quality technical documents and enable our clients to better visualize their projects with tools like 3-D computer models.

Schematic Design - This is the conceptual phase, where the project’s scope, program, & budget are identified. We research the property’s legal capabilities and will document any current, pertinent conditions to ensure timely progression. EDAD uses traditional & modern design presentation techniques to best communicate schematic options of architecture, interior and exterior site design. 100% satisfaction of schematics is required to move on to CDs.

Construction Documents - The CDs are the keys to a successful project. This set of documents is what is necessary to receive a permit and includes all the drawing, details, and information required by governing offices. Potential contractors and sub-contractors will also use these documents for generating bids. It is also during this phase that we can recommend and work with consultants, such as structural engineers, landscape architects, AV specialists, lighting designers, etc.

Additional Drawings - While the CDs are the keys to a successful project, the ADs assure a complete, fully detailed and gorgeous project. This optional set of documents provides details & descriptions for items such as interior elevations; moldings & profiles; lighting, appliances, finishes, & fixtures; and built-in furniture.

Biding and Negotiation - If requested, EDAD will be the client’s professional agents during meetings with selected potential contractors in order to find the right contractor for the project. [EDAD may also suggest qualified professionals to meet with the clients if they don’t know where to find the right person for the job.]

Construction Administration - Upon request, EDAD monitors the job on a regular basis to ensure strict conformance to the contract documents, including photography, meeting minutes detailing who said what (and when things would be completed by), keeping track of changes, and even reviewing requests for payment. CA helps guarantee that the job will go as smoothly as possible. We’ve had one client say “[Construction Administration] was the best money spent”.
